You Retain the right to sell your home on your own. The flat fee covers our assistance to help you all the way through closing. As soon as you find your Buyer we step in to help prepare the purchase contract and assist you and your Buyer all the way through closing as a Transaction Broker - - not an Agent, or advocate, to either party. We are like a referee making sure the process is done correctly.
As our Colorado market has been recovering from a "Buyer's" market to a "Seller's" market, inventory of houses for sale has dropped considerably. "By Owner" homes are being sought out more often making it much easier to sell on your own. Buyer's are driving through areas they love just waiting for a house to go up for sale. A home like yours!
Not only Buyer's seek out By Owner homes. Even other real estate agents are seeking them out. If you are open to receiving real estate agents who bring you a Buyer, you will most likely have an additional commission to negotiate with that agent. If this happens, we will still be happy to assist you since the Buyer's Agent will be acting in the best interests of their Buyer. Or, you may opt to negotiate a fee with the Buyer's Agent to take you all the way through closing. You would not need us at all.

**Every step in between includes: help you verify that your buyer is qualified; assistance with resolving inspection issues; preparation of additional required forms such as property disclosure, lead-based paint disclosure, inspection resolution form, and more; instruction regarding how to determine closing costs; assistance with selecting a title company; instruction about your responsibilities if you have a home owner's association; and assistance with other issues that may arise. Every real estate transaction is different. We will be there to help you through all of it.
Shop for Additional Services to Help You Sell On Your Own
Professional Flyer - - $150 ($20 for updates)
Receive a "pdf" file of a professional flyer that you may hand out and attach to your By Owner
yard sign. Print them out when you need them. We will take photos of your home and will
ask you to complete a data sheet telling us about your home.
1-800# Advertising - - $100 for 6 Months
Advertise a toll free number on your yard sign, and/or other ads, so that potential Buyer's may
immediately learn about the details of your home. Heps weed out "real" Buyer's vs. just
the curious folks.
Comparative Market Analysis Report - - $200
This will help you to determine the market value for your home so that you price is right. You
will receive current data regarding recent homes sales in your area, those that are currently
under contract and those that are for sale. We will ask you to complete a data sheet about your
home.
Showing Service - - $50
Interested parties call this service to set up a showing. You don't have to be available to answer
your phone at all times which helps you to not lose any potential Buyers. The showing service
arranges showings for you according to your instructions. The service may update you by
phone, text and/or email. All showing data is kept on file for you and available by email. Email
feedback requests are sent out for you.
Sell it With Traditional Realtor Assistance:
If you have the time, and don't mind the learning process, selling your home yourself can definitely be done. If you don't have the time, and would still like to sell it at great discount compared to what traditional agents charge, hire us to do it for you. At 4.2% of the sale price, you will receive Full Realtor service with the sale of your home. 2.8% goes to the agent who brings you a Buyer and 1.4% pays us. If we find your Buyer rather than another agent, you receive a discount.
